Independent Living Units come under the legislation of the Retirement Villages Act 2012 and are afforded protection by the act, providing peace of mind to the residents. Independent Living Units also provide you with the peace of mind to know that you will live in a maintenance free environment. All you will need to do is your own cooking and the cleaning of your unit. The Management Group through their Property Manager will be responsible for looking after all maintenance of buildings, plant and equipment, gardening, general cleanliness and any other contractual obligations. If you have any issues with fixtures within your unit, i.e., a faulty appliance, leaking tap or blown light globe, these will be fixed for you at no additional charge. You don’t even need to remember to put the bins out on rubbish night! You simply do not need to be concerned about maintenance matters. You will also be happy in the knowledge that you have not had to pay stamp duty, that you are living in an environment of like minded and similar aged people. When you purchase your Independent Living Unit at Marian Place Manuka, you are purchasing a unit that is in the best possible location in Manuka. Yes, an apartment could potentially provide the same location, however, Marian Place Manuka are closer to the amenities of Manuka than any other residencies and this provides a compelling reason for over 55’s to purchase a unit at Marian Place..

It is a LLA. A Loan Licence Agreement. This Loan Licence Agreement is only available through NFPO. (not for Profit Organisations). Essentially, this is a lifetime lease.

All units have been fitted with the same quality fixtures and fittings in neutral tones. As this is a lease arrangement, If you wish to alter anything structurally, the consent of the building owners is required.

There is a DFM (Deferred Management Fee) The DFM – or exit fee – is payable on leaving your unit. The amount of the fee is based upon how long you have been a resident at the unit and what you paid as an ‘Incoming Contribution.’ Additionally, any capital gain is shared 50/50 between the property owner and the lessee.

No. The persons on the contract – who are 55 years of age plus, are the persons who have to reside at the premises.

The property will be run by a Management group set up by the Catholic Archdiocese.

Marian Place is a residence for people who are able to live independently. There is a common facility (pavilion)that is available for residents to use and which has a kitchen, bathroom, seating for 14 people and a covered outdoor area. From time to time, Management in consultation with the residents organises irregular functions such as community barbeque, Christmas Dinner, Melbourne Cup luncheon and outside excursions.

Marian Place is an Independent Living facility. There are no medical facilities on site, nor are there emergency call buttons. There will be a dedicated property manager who will be onsite during business hours, Monday to Friday.

There is one car park per apartment and one sizeable storage unit. A second car park can be purchased on request. Limited spaces for 2nd car parking now available.

No, so long as you fulfil the contractual requirements of being over 55 years of age and able to live independently, people from all walks of life are able to and are welcome to become residents of the Marian Place Units.
